We were appointed by Dudley Taylor Pharmacies to provide a wide range of services tailored to this unique Primary Care Development, with multiple end users including; Two local GP practices, Community Services, Northamptonshire NHSFT ‘step down’ in-patient care ward, Diagnostic suite including X-ray, Pharmacy, and Voluntary sector accommodation.

The integrated approach adopted by the team brought together numerous Stakeholders to secure planning and funding approval to enable this critical development.

Hope House Health Centre

The team have been engaged since 2014 assisting the GP partners at Hope House Surgery in developing a new facility under the ETTF programme, accommodating a new GP Surgery, new library, children’s services, BIG Local cafe and pharmacy.

A new 730sqm facility to the south of Bath, designed over two floors with expansion within the roof space, to assist with the growing local population. The team have been instrumental in structuring the multi-stakeholder development and securing planning consent in 2017 and have been working with the NHSE team towards OBC/FBC approval - anticipated completion 2021.

We have been working on a number of exciting schemes with Country Court Care who are expanding their current portfolio across the country. This new build scheme in the midlands incorporates 63 bedrooms and first class facilities for residents across the care spectrum.

This 3200sqm home redevelops an existing brownfield site near the centre of Halesowen to serve the local community across the care pathway from residential care, to nursing care and nursing dementia with a range of facilities and activities to support and engage the residents. The scheme has been recently completed and the first residents are now enjoying the facilities.

James House Student Accommodation

Prior to establishing Osmond Tricks (whilst at GVA) we were appointed as Project Manager and Employer’s Rep for the prestigious James Street West 169 student accommodation complex by James House Limited (JV company) from planning through to completion. Tim was instrumental in negotiating the procurement and delivering the project in time for the new September intake, and finally assisting in the forward sale to investors, Empiric Student Property Plc

The £10m project involved the demolition of old office units prior to the construction of 169 student units, a mix between 28 town house apartments and premium en-suite studios, finished to a very high quality in natural Bath stone, copper and zinc cladding.

Woods Valldata HQ

Prior to forming Osmond Tricks (whilst at GVA) the team were engaged to provide an initial concept design and project management from inception to completion to enable Woods Valldata to rationalise their property portfolio from five different office/industrial facilities down to a single central HQ location. Tim handled the procurement to secure a fixed price D&B contract to complete the project prior to the companies busiest Autumn period, culminating in the forward investment sale.

50,000sqft £6m development, with 20,000sqft high quality office accommodation, production space, and a world class efficient response handling capability. Whilst meeting modern environmental standards, the building also provides a range of enhanced staff welfare facilities, constructed on the last remaining plot on the Bumpers Farm Industrial Estate.
